Candiac was laid out with large lots, and a large lot changes what ends up in a back yard. Behind the bungalows and split-levels of the first waves there is room for a full retailer gazebo, put up in the middle of the lawn, well away from the house. A shelter of that age almost always presents the same way: aluminum and steel do not degrade far enough to lose their square, and it is what sits inside them — film and mesh — that reaches its end first. That is the best case there is: we redo the contents of the frames and the structure stays where it is.
The newer two-storey neighbourhoods near the train station work with shorter, tighter lots. The shelters there are smaller and more recent, often set on a wooden deck rather than on the lawn, and their film takes the afternoon sun for want of trees tall enough to cover it. Between the two sectors it is precisely the mature trees that make the difference: along the curving streets of the original areas they filter the UV but drop enough to clog the panel rebates and mark the vinyl. The same product does not age the same way from one end of town to the other.
On an older retailer gazebo, the film is the piece that gives away the age of everything else: yellowed to the point where the yard no longer shows through, stiff as a board as soon as the temperature drops, and already split in a spot or two near the fasteners. It is replaced bay by bay, to measurements taken on the structure itself, with nothing changed about the frames. The screen panels on the same shelter usually reach their end at the same moment: slack mesh, a tear at one angle, spline out. They are rescreened in their frames. On a large flat lot all of this happens on the ground, flat, beside the gazebo, and taking the panels off becomes the easy part.
Two things call for attention here. The first is distance: a gazebo set in the middle of the lawn, well away from the house, means carrying every bay the length of the yard, and a panel goes out of true in transit far more often than at removal. We clean before reassembling. The second is the deck. On the newer homes the shelter often sits on a wooden floor, sometimes raised a few steps, and a long panel has to leave by a staircase or over a railing. It is not difficult, but it is something you plan for rather than discover part way through.
Shade from the big trees genuinely protects the film: covered bays last longer than the ones facing due south. It is also what stretches out drying time: film put away under the trees before it has dried keeps its crease, and that crease becomes the line it splits along at the first cold snap. On a shelter set in the middle of a lawn the lower panels sit at mower and ball height: that is where the mesh goes first, and the only place on the structure where the choice of weave really arises. And on a shelter planted well away from any screen, the south face takes the whole afternoon sun: that face sets the schedule for the film, never the average of the four sides.

Straight answers
That is what the big trees do, and it is dealt with on reassembly. A bay pushed back into a clogged seat does not sit straight: it binds, it goes out of true, and the film or the mesh pays for a problem that is not theirs. The rebates and channels are cleaned before a panel goes back. It is a step in the reassembly, not an option: a bay that seats straight puts pressure on nothing.
That is the classic case for pet-resistant mesh. A gazebo panel is larger than a window screen and its mesh spans much further: an animal settling against it deforms it in the middle, where nothing holds it. Pet-resistant mesh goes into the same frame and takes the leaning. There is no need to put it everywhere: it is kept for the low panels, at animal height, and the rest keeps ordinary mesh.
If the structure is square and solid, yes, because it is the part we never touch and never replace. What degrades first is the film and the mesh, and both are redone in the existing frames. We check the frames themselves and their fasteners while we are at it; if they hold, an old retailer shelter becomes usable again with nothing else changed.
